How it Works -

1. Property Visit

I’ll personally visit your property to become an expert on your home.

I’ll create a custom property fact sheet which details everything from the location of your main water valve, and how to use your specific amenities, to how the cleaning team should be staging the home after each cleaning.

I’ll make recommendations to enhance the guest experience (for example – having a manual lockbox in case the electronic keypad loses battery and guests can’t get it).

3. Pricing Optimization

Pricing will be optimized to account for seasonality, special events in the area & holidays, to maximize earnings.

While occupancy and average daily rate (“ADR”) are important, we focus on Revenue per Available Room (“RevPar”) which combines both occupancy and ADR. 

It’s not helpful to have a high ADR if you only book 1 night a month, and conversely, 100% occupancy isn’t great if your ADR is way below market. RevPar combines both, to find the right mix of occupancy and nightly rate to maximize earnings.

5. Ongoing Focus on Performance

I’ll request and manage all reviews for your home, to ensure we build a strong base of 5-star reviews.

We’ll note all guest feedback (even minor suggestions like adding a tea kettle for example) and share with you in order to continually improve the experience your home provides.

2. Airbnb Listing Audit

Your Airbnb listing will be updated with best practices for SEO & visibility.

I’ll read through every word and section of your listing and ensure nothing is outdated or inaccurate.

If needed, I’ll coordinate and schedule an updated photoshoot to make sure your home has professional photos.

4. Day to Day Management

I will personally manage your Airbnb like I manage my own, The Muse.

High-touch, extremely fast guest response times, with proactive checks for maintenance items and potential areas for improvement. 

I’ll coordinate all communications with the cleaning team, handyman, professional service providers (plumbers, hot tub technicians, appliance repairs, etc.) so that it’s fully hands off for you.

My goal is to provide such excellent hospitality for each and every guest, that they talk about your home to all of their friends and family.

6. Track Key Performance Indicators
